Sustainable Finance Criteria v2.0: a loan or bond may be aligned by one of three methods, each verified by a NABERS rating certificate. Method 1 (upgrades): a target NABERS Energy or Water rating giving at least a 30 % cut in emissions or water and at least 4.0 stars, achieved within five years (target tables by sector and state). Method 2 (top 15 % buildings): a rating at or above the sector benchmark maintained for the whole loan, the energy benchmarks being 5.5 stars for office base and whole buildings, shopping centres and public hospitals, 5.0 for hotels, apartments, data centres, retirement living and aged care, 4.9 for warehouses and cold stores and 4.0 for schools, with water and waste benchmarks alongside; new builds qualify through a Commitment Agreement at or above the benchmark with documents given to lenders at each stage. Method 3 (portfolios): a Sustainable Portfolios Index result at or above the top 15 % benchmark (offices 5.2 energy, 4.9 water, 3.3 waste; shopping centres 4.7 and 3.6) over a loan of at most five years. Borrowers commit to annual ratings supplied to the lender; the low carbon benchmarks equal the Australian Sustainable Finance Taxonomy's NABERS proxies.
