Conditions on a pet consent are limited to reasonable ones: keeping an outdoor-type animal outside, professional carpet cleaning (where reasonable) and fumigation (for a mammal) at the end for an indoor animal, and other conditions relating only to keeping that animal that are reasonable for the animal and premises; never higher rent, a higher bond, another form of security or a term the Act prohibits. Refusal is only for an unreasonable number of animals, unsuitable premises (fencing, open space, cannot be kept humanely), likely damage costing more than the bond to repair, the landlord living at the premises, a law, council order, strata or community by-law or rule, or the tenant rejecting a reasonable condition.
