The landlord provides and maintains the premises, including everything supplied with them for the tenant's use, in a reasonable state of repair having regard to their age, the rent and their prospective life, even if the tenant knew of the disrepair before moving in, unless the disrepair was caused by the tenant's breach. The Tribunal may order repairs and rent paid into the Tribunal (s 65), and the Secretary may issue a landlord rectification order (s 65C).
