The landlord makes sure installed smoke and heat alarms are repaired or replaced as the Regulation requires: within 2 business days of learning an alarm is not working (unless the tenant says it will change a removable battery); only the landlord or its authorised person (not the tenant) replaces a battery-operated alarm, and an authorised electrician repairs or replaces a hardwired alarm; alarms are replaced within 10 years of manufacture or sooner if the manufacturer says so; removable batteries are replaced annually (lithium batteries as the manufacturer specifies). It reimburses a tenant who lawfully does the work within 7 days of the tenant's notice with receipts.
