ACT Residential Tenancies Act 1997 s36: s 36 Tenancies end only in the listed ways; no termination without a ground

A residential tenancy agreement must not end other than in the ways s 36 lists: the tenant vacating at or after the end of a fixed term, a notice served under the standard terms and the tenant vacating in line with it, the tenant's special termination rights (aged care or social housing, sale during a fixed term, family violence), an ACAT termination or possession order, abandonment, a successor in title, written agreement and vacating, repudiation accepted, crisis accommodation needs, affected residential premises or eligible impacted property. Since 2023 the standard terms carry no lessor notice to vacate without a ground (Sch 1 cls 94 and 95 omitted by A2023-5).
