ACT Residential Tenancies Act 1997 cl86-87: Sch 1 cls 86 and 87 Premises unfit for habitation or unavailable

Either party may end the tenancy by written notice where the premises are not fit for habitation or will be unavailable within 4 weeks because of government action; the lessor gives at least 1 week's notice, the tenant may give 2 days, and rent abates from when the premises became uninhabitable. If neither ends the tenancy, rent abates while the premises cannot be lived in. Failure to meet a minimum housing standard alone is not a ground for this termination.
