ACT Residential Tenancies Act 1997 cl83-cl96: Sch 1 cls 83, 96 and 97 Notice to vacate: content, grounds, periods and evidence

A lessor's notice to vacate must be in writing in the required form, state the address, the ground or grounds with enough particulars to identify the circumstances, and that the tenant must leave by the end of the notice period. For a periodic tenancy the grounds and minimum periods are: the lessor, an immediate relative or an interested person genuinely intending to live there, or a genuine intention to sell, 8 weeks; genuine reconstruction, renovation or major repairs that cannot be done with the tenant in place, 12 weeks; genuine need for a lawful non-residential use, 26 weeks. The notice must be accompanied by written evidence supporting the reason, such as a statutory declaration, development application or tradesperson's quotes. The tenant may leave earlier on 2 weeks' notice (4 days in the last 2 weeks).
