Where emergency repairs are not made within a reasonable time after notice, or the tenant cannot reach the lessor or nominated repairer, the tenant may arrange a suitably qualified person up to four weeks' rent; on the tenant's written notice with invoices, the lessor reimburses the tenant or pays the repairer, within 7 days or the tenant may go to the tribunal. The lessor's agent may itself arrange emergency repairs up to four weeks' rent, deduct the cost from rent before paying the lessor, and must tell the lessor promptly.
