Condition, standards, repairs, locks and pets – Queensland Residential Tenancies and Rooming Accommodation Act 2008

Queensland Residential Tenancies and Rooming Accommodation Act 2008 mhs: s 17A and Regulation 2025 Schedule 6 Meet the prescribed minimum housing standards

The premises and inclusions meet each prescribed minimum housing standard: weatherproof, structurally sound and in good repair (roof and windows keep out rain; no floor, wall, ceiling, roof, deck or stairs likely to collapse; no significant damp in supporting structures; nothing likely to damage occupants' property); fixtures, fittings and appliances in good repair and not likely to injure in ordinary use; functioning locks or latches on all external windows and doors reachable without a ladder; free of vermin, damp and mould not caused by the tenant; privacy coverings on windows of rooms where privacy is expected unless the line of sight is blocked; adequate plumbing and drainage and a connection to hot and cold drinkable water; private bathrooms and toilets, with each toilet working and connected to a sewer or septic or other waste system; a functioning cooktop in any kitchen; and a functional laundry (without whitegoods) where a laundry is included. Work to meet these standards is an emergency repair (s 214(2)) and cannot justify a rent increase (s 91(6)).
