When a tenant requests, on the approved form, approval to attach a fixture or make a structural change, the lessor decides within 28 days (or a longer agreed period) and does not refuse unreasonably; where body corporate approval is required, the lessor decides and passes an approved request to the body corporate within 28 days and tells the tenant of the body corporate's decision promptly. Any agreement is in writing, describes the fixture or change and states conditions (maintenance, removal and repair of damage or compensation for improvements).
