Premises are not fit unless they are structurally sound (floors, ceilings, walls, supports, doors, windows, roof, stairs, balconies, balustrades and railings in reasonable repair, not significantly damp, not letting water in and not liable to collapse), have adequate light in every room other than storage or garage, adequate ventilation, electricity or gas with enough outlets for lighting, heating and appliances, adequate plumbing and drainage, a water connection supplying hot and cold water, and bathroom and toilet facilities that allow privacy. The landlord does not interfere with gas, electricity, water, telecommunications or other services except to avoid danger or for repairs, and complies with its statutory health and safety obligations (for example swimming pool safety).
