NABERS - National Australian Built Environment Rating System EWO-7.3.2: Allocate supplementary air conditioning and other services between base building and tenant

What does EWO-7.3.2 require?

7.3.2: supplementary air conditioning to open-plan or cell offices is base building energy unless a special tenant requirement exists, tested by the Table 7.3.2.2 steps (intermittent operation for a tenant-specific need goes to the tenant; equipment common elsewhere without special need goes to the base building; tenant loads outside the documented base building design criteria go to the tenant; otherwise base building, and if its energy cannot all be included the served space is excluded from the rated area). Other services follow Table 7.3.2.3: tenant allocations T1 supplementary units for special needs in support facilities, T2 separately metered tenant cooling towers, T3 stand-alone hot water in tenant-only areas, T4 anything not allocated to the base building; base building allocations B1 reconfiguration components such as reheats, B2 generic central services accessible to at least 30 % of tenants or office NLA, B3 services controlled by the base building control system, B4 services to non-NLA spaces and amenities reachable from common areas.
