Energy and Water for Offices Rules v5.2 – NABERS - National Australian Built Environment Rating System

NABERS - National Australian Built Environment Rating System EWO-3.5: Conduct a new site visit for every rating, physical where the Rules require it

What does EWO-3.5 require?

3.5: every rating needs a new site visit during the rating period or the following 120 days, to learn the layout and services, confirm documents, check NLA and coverage inclusions and exclusions, floors, hours and occupancy, count computers, and walk plant rooms to confirm meters cover the equipment. A physical visit is mandatory where a Level 2 audit condition applies, it is the assessor's first rating of the premises, the rating is supervised, the previous rating had no physical visit, the last visit was over 12 months before the rating period, servicing changed significantly, or more than 20 % of NLA was fitted out or stripped out. Otherwise a virtual visit may be used: a walk-through by an assessor accredited in a different tool or by a building or facility manager familiar with the site recording photos and video for this rating only, prior knowledge without re-using prior data, and confirmed plans and drawings, with all communications retained. A physical visit may be delegated to another Offices-accredited assessor; refused access must be explained and its impact documented, and the customer must provide access.
