Energy and Water for Offices Rules v5.2 – NABERS - National Australian Built Environment Rating System

NABERS - National Australian Built Environment Rating System EWO-5.3.4: Use a Tenant Occupancy Survey only when higher-priority methods fail, completed by the right person

What does EWO-5.3.4 require?

5.3.4: a Tenant Occupancy Survey (TOS, Appendix A) records when each functional space is at least 20 % occupied and is used only where OTA hours cannot be; it is not used for separate server rooms, separate meeting rooms or large, rarely occupied support spaces. Each survey is completed by an employee of the tenant who works in the space with direct knowledge of staff movements (not a building or facility manager), one per space unless one person can reasonably know several (small spaces on one floor, a manager over up to three activity-based floors), plus one per shift and per period of changed hours or staffing; surveys lacking the respondent's name, position, contact, validity dates or space are unusable. Unusual hours from a TOS may be added; AHAC may not. The completed, signed TOS and evidence that no higher-priority method was available are retained.
