NABERS - National Australian Built Environment Rating System EWO-4.7: Weight functional spaces by occupation days and up to 30 fitout days

What does EWO-4.7 require?

4.7 and Appendix B.1: occupation days (weekends and public holidays included) are the days a space was ready for occupation (base building), actively used as an office or support facility by tenants (tenancy), or both (whole building); spaces with differing days are split. Where fitout or refurbishment was under way in an unoccupied space and base building air conditioning was required, up to 30 fitout works days may be entered per space, the rest counting as unoccupied; periods of construction or extensive renovation, periods that cannot be distinguished from other construction, or with no evidence that services were required, are excluded. The input form discounts fitout days by 50 % for whole building and 100 % for tenancy ratings. Rated area is the sum of each space's area times its occupied share of the rating period. For base building ratings a lease suffices for occupation days, otherwise written evidence of exclusive-use rights and of required services (tenant and owner first, owner or facility manager second); whole building and tenancy ratings also need evidence of active use, and a tenancy schedule alone is never sufficient.
