Energy and Water for Offices Rules v5.2 – NABERS - National Australian Built Environment Rating System

NABERS - National Australian Built Environment Rating System EWO-4.5.4: Treat computer server rooms and data centres as the Rules require

What does EWO-4.5.4 require?

4.5.4: for base building ratings a separated server room that is not a data centre is excluded where the base building provides no direct HVAC, provides it to a lesser standard than surrounding space (for example condenser water only), or provides it but it is sub-metered and excluded. For whole building and tenancy ratings a server room is wholly included where it is not a data centre, not a disaster recovery site for an external data centre and used only internally; partially excluded (the area of externally used equipment) where up to 75 % of capacity serves external users, that equipment is separately sub-metered and the tenant confirms in writing; or proportionately excluded by the ratio of external to total users where the room is sub-metered but external equipment cannot be, and user numbers can be established (not for public web servers). A single room that is at least 5 % of total office NLA, 25 % of its floor's NLA, or at least 75 % dedicated to external users is a data centre and is excluded, with written confirmation; multiple rooms cannot be combined into a data centre.
