Energy and Water for Offices Rules v5.2 – NABERS - National Australian Built Environment Rating System

NABERS - National Australian Built Environment Rating System EWO-4.4: Divide office NLA into functional spaces at the minimum required granularity

What does EWO-4.4 require?

4.4: the NLA is divided into functional spaces to capture vacancy and differing hours, following physical, lease or operational boundaries. At minimum a functional space is no larger than each contiguous floor plate of each tower, each distinct tenancy, any section of a tenancy with significantly different occupation or hours (including spaces with significant fitout construction in the period and different after-hours air-conditioning zones), any computer server room group over 5 % of its floor plate's NLA, and any meeting room group over 10 % of the floor plate with supplementary air conditioning or different hours. Spaces with no acceptable consumption data for reasons outside the assessor's and customer's control, or whose required energy cannot all be included, are separated for exclusion. Small support facilities normally stay with their surrounding space.
