A residential tenancy agreement ends only in the ways in s 277. A lessor's notice to leave is on the approved form, signed, identifies the premises, states a handover day, states and gives particulars of the ground, attaches any required information, tells the tenant their rights are in the agreement and that the lessor may seek a termination and possession order if they do not leave, and gives at least the Schedule 1 minimum period: 7 days for unremedied rent arrears, 14 days for other unremedied breaches, 2 months (and not before a fixed term ends) for sale with vacant possession, demolition or redevelopment, significant repairs or renovations, change of use, owner occupation, a State government program and the end of a fixed term, and the other periods in the Schedule. A notice to remedy breach under s 280 precedes a breach-based notice to leave and is also on the approved form with particulars and a remedy date (s 325). Lessor notices without grounds are no longer available.
