The landlord does not give a termination notice on a Subdivision 1 ground (other than breach under s 87C or an actual sale under s 87D) to a tenant who has been in continual possession of the premises for 20 years or more; it must apply to the Tribunal under s 94 instead, which cannot order vacant possession earlier than 90 days after the order.
