Supply, exhaust, return, pressurization, smoke exhaust and smoke spill fans, whether dual duty or dedicated: three-monthly check for obstructions, motor and bearing noise, overheating and vibration, flexible connections, belt wear and tension, guards and bearing lubrication (diagnostic or remote monitoring may replace sensory checks); yearly also check pulley and coupling alignment and tightness, corrosion of casing, guards and impeller, and electrical connections, isolators and terminal box. Maintenance is condition based, applied when inspection shows it is needed. Fire dampers (mechanical and intumescent) and smoke dampers, yearly, with 20% inspected each year so all are covered in five years and tagging, labelling or a logbook to prove it: confirm each fire damper is present, held open and clear; release or remove the fusible link of mechanical dampers to prove closure and latching; confirm intumescent dampers are unobstructed and capable of operation (remote visual methods allowed); check casings, flanges and links for corrosion that could stop operation or retention until the next inspection; check for tampering or modification, which the responsible entity must confirm complies with the manufacturer or a registered testing authority; check the surrounding fire-resisting construction; replace all fusible links 25 years from manufacture, then 20% a year over the five-year cycle. Smoke dampers: operate fully open to fully closed, check tip seals, obstruction, corrosion and dust, fail-safe position on loss of power, and tampering. If more than 10% of the 20% sample fails, all dampers are inspected within the next twelve months.
