Victoria Owners Corporations Act 2006
Part 4: Repairs, maintenance, alterations and entry to lots – Victoria Owners Corporations Act 2006

Victoria Owners Corporations Act 2006 46-47: Repair and maintain the common property and shared services

What does 46-47 require?

An owners corporation must repair and maintain the common property and the chattels, fixtures, fittings and services related to the common property or its enjoyment, and must repair and maintain any service in or relating to a lot that is for the benefit of more than one lot and the common property. It may, at a lot owner's request and expense, repair a service relating to a lot if it is impracticable for the owner to do so. Section 47A makes it clear that lot owners must not repair, alter or maintain common property or shared services without authorisation, and section 49 allocates the cost of works that benefit particular lots.
