California Civil Code Section 1950.5 (Residential Security Deposits) h-4-5: (h)(4) and (5) Documentation on request despite the $125 or waiver exceptions

The documents under (h)(2) and (3) may be omitted only where repair and cleaning deductions total no more than 125 dollars, or where the tenant signed a waiver (substantially including the text of (h)(2)) at or after the notice to terminate or within 60 days before a fixed term ends. Even then, if the tenant asks for the documents within 14 days of receiving the statement, the landlord supplies them within 14 days of the request.
