California Civil Code Section 1950.5 (Residential Security Deposits) h-1: (h)(1) Itemised statement and refund within 21 days after the tenant vacates

No later than 21 calendar days after the tenant vacates (and not before a notice of termination is given, or 60 days before a fixed term expires), the landlord gives the tenant an itemised statement of the security received, the basis and amount of each deduction and how the security was applied, and returns any balance. A landlord that fails in bad faith to meet subdivision (h) loses any claim to the security.
