The lessor must carry out urgent repairs as soon as necessary given the nature of the problem. Urgent repairs include a burst water service, blocked or broken toilet, serious roof leak, gas leak, dangerous electrical fault, flooding, serious storm or fire damage, failure of gas, electricity or water supply, failure of a supplied refrigerator, breakdown of any service essential for hot water, cooking, heating, cooling or laundering, a fault making the premises unsafe or insecure or likely to cause injury, and a serious fault in a door, staircase, lift or common area affecting access. If the lessor cannot be contacted or does not act within a reasonable time, the tenant may arrange repairs up to 5 percent of a year's rent through the lessor's nominated qualified tradesperson (or another qualified one if unavailable) and the lessor is liable for the cost.
