ACT Residential Tenancies Act 1997 cl55-58: Sch 1 cls 55 to 58 General repairs within 4 weeks; unit common property

The lessor must maintain the premises in a reasonable state of repair having regard to their condition at the start of the tenancy, and must make non-urgent repairs within 4 weeks of being notified, unless otherwise agreed; it is not obliged to repair damage from the tenant's negligence or wilful act. For a unit, where the tenant's use reasonably needs repairs to common property, the lessor must take all steps needed to require the owners corporation to make them as quickly as possible.
