ACT Residential Tenancies Act 1997 cl51-53: Sch 1 cls 51 to 53 No legal impediment, quiet enjoyment and exclusive possession

The lessor guarantees there is no legal impediment to residential use of the premises, must not cause or permit interference with the tenant's reasonable peace, comfort or privacy, and, unless otherwise agreed in writing, gives the tenant exclusive possession of the premises described in the agreement from the start date.
