An owners corporation is managed by or under the direction of the lot owners. By instrument or by resolution at a general meeting it may delegate powers or functions to the committee, the manager, a lot owner, the chairperson or the secretary, but it cannot delegate the power to levy fees, the power to make rules, the power to pass special or unanimous resolutions or any other power the regulations reserve. A delegation may be revoked or varied, and the delegate must act within the terms of the delegation.
