When entering without the tenant's consent (other than as agreed, in an emergency, for urgent repairs, on reasonable belief of abandonment or under a Tribunal order) the landlord, agent or authorised person enters only between 8 am and 8 pm, not on a Sunday or public holiday, stays no longer than necessary and, where practicable, tells the tenant the day and time. A person authorised by the landlord or agent first obtains their written consent and shows it to the tenant if present. No one enters during the tenancy except as Division 4 allows.
