Notice-based entries are at a reasonable time and, unless the tenant agrees, not on a Sunday or public holiday or before 8am or after 6pm; routine inspections are no more often than once every three months; entries to show the premises to buyers or tenants are a reasonable time apart; and entries by agreement happen only at the agreed time. After a notice to leave or notice of intention to leave, entry is limited to twice in any 7 days (other than for safety compliance, agreement, emergency or damage prevention). The lessor or its renting or selling agent entering without a tradesperson states a window of up to two hours in the notice and enters only within it.
