A condition report on the prescribed form, recording the premises' condition on a stated day, is completed by or for the landlord before or when the agreement is given to the tenant to sign; the landlord or agent gives the tenant 2 copies or one electronic copy before or when the tenant signs (if not, the tenant need not return it). At or as soon as practicable after the end of the tenancy the landlord or agent and the tenant complete the retained copy in each other's presence, or after giving the other party a reasonable opportunity to attend. A report signed by both is presumed correct (s 30).
