Monthly: check the control valve assembly and booster connection are accessible and the booster coupling matches the local brigade; spare sprinklers of each type with a matching spanner; signage; main stop valves and alarm cocks secured open and labelled; pump start isolating valves locked open; pressure switches, standalone alarm signalling equipment and interfaces not isolated; operate water supply stop valves two full turns and confirm them open and indicators correct (in high-rise combined systems with more than 12 valves, on rotation, all within 3 months); record gauge readings before and after an alarm test in which each alarm valve is operated through its test valve and the gong must sound within 180 s (90 s for residential systems up to 4 storeys); confirm each alarm signal and DSEP or DBEP strobe; test automatic and manual pump starts (rotating starting devices at no more than 3 months apart, or 6 months where more than 5 successive starts would result) and record cut-in pressures; tanks to Section 5; foam concentrate level. Six-monthly: flow switch zone indication at the CIE; operate underground key-operated valves (unless owned by the water authority) and subsidiary valves; test every valve monitor; main drain test on town main supply with residual pressure within 10% of the original value and recovery time recorded; clean suction strainers. Yearly: pressure-reducing and pressure-relief valve tests; water supply proving test at the most favourable and least favourable duty points with a report to AS 2118.1; remote test valve alarm within 360 s (AS 2118.1) or 180 s (AS 2118.4); anti-freeze specific gravity; interface control (fire trip) tests; gong and brigade alarm strainers; standalone ASE battery discharge test where not replaced in two years (Appendix F); tank quick-fill flow; spray booth and kitchen hood sprinklers; foam concentrate sample to NFPA 11; and survey of pipes and hangers, sprinkler condition and paint, escutcheons and guards, obstructions and clearances, unprotected areas, sprinkler compatibility, ambient temperature, external exposure, occupancy hazard class, storage height and encapsulation, and site block plans and drawings. Five-yearly: overhaul alarm valves, drain and test valves, alarm cocks, jacking pumps, retard chambers, stop valves and non-return valves, service gongs and brigade alarms, check gauges against a master gauge (within 30 kPa), overhaul special valves, renew anti-freeze, service air compressors and test foam quality. Sprinkler sampling: dry pendent sprinklers every 10 years; all other sprinklers (at least 14 samples) at 25 years and every 10 years after, tested by a registered testing authority for release temperature, function and leak resistance; multiple jet controllers from 30 years and every 10 years.
