ACT Residential Tenancies Act 1997 s15-cl24: s 15, Sch 1 cls 24 and 65 Rent or bond only as consideration

A lessor may require or accept only rent or a bond (including a guarantee or indemnity under s 16, and only a commercial guarantee consistent with a registered standard guarantee contract) in return for the right to occupy, and must not take any other payment for granting, extending, renewing or transferring a tenancy, consenting to a co-tenant joining or leaving, consenting to an assignment or subtenancy, the tenant vacating, giving a key, or telling someone a tenancy is available. Requiring the tenant to make alterations, improvements or repairs counts as consideration and is prohibited (cl 65).
