ACT Residential Tenancies Act 1997 s12-1-2: s 12(1) and (2), Sch 1 cls 9 and 10 Proposed agreement given with time to consider; inconsistent terms flagged

Before the tenancy starts the lessor must give the tenant a copy of the proposed agreement, and the standard terms if they are not in it, and allow reasonable time to consider it. Any provision inconsistent with a standard term must be annotated on the copy so the tenant's attention is drawn to it and to the inconsistency. The agreement is signed by the tenant and the lessor or their authorised agents, and the lessor bears the cost of preparing and executing it (cl 7).
