An owners corporation must take out reinstatement and replacement insurance for all buildings on the common property, covering the cost to replace, repair or rebuild the property to a condition substantially the same as when new (not better or more extensive) and the expenses necessarily incurred (removal of debris, professional fees). The policy is maintained continuously and the premium may be levied under section 23A. Section 54 defines the insurable building (improvements, fixtures and shared services; not carpet, temporary coverings or lessee's fixtures).
