What does 155-159 require?

If the owners corporation decides to act, it must give the person alleged to have breached a written notice in the approved form specifying the breach and requiring rectification within 28 days, with a copy to the lot owner where the recipient is an occupier. If the breach is not rectified the owners corporation may give a final notice (section 157), after which it may apply to VCAT; notices are given as section 158 provides. The owners corporation must report to each annual general meeting on the number and nature of complaints, the actions taken and the applications made to VCAT.
