Part 11: Complaints, internal dispute resolution, VCAT and administrators – Victoria Owners Corporations Act 2006

Victoria Owners Corporations Act 2006 152-154: Complaints in the approved form; decision whether to act and notice of a decision not to act

What does 152-154 require?

A lot owner, occupier or manager may complain in writing in the approved form to the owners corporation about an alleged breach of an obligation under the Act, the regulations or the rules by a lot owner, occupier or manager, and the owners corporation must make the approved form available on request. The owners corporation (or its delegate) must decide whether to take action, and if it decides not to it must give the complainant written notice of the decision (section 154) and, where applicable, of the right to take the complaint to Consumer Affairs Victoria or VCAT.
