UK Land Registration Act 2002
Part 1 and Part 2: The register of title, first registration (compulsory triggers, duty to apply, effect of non-compliance, cautions) – UK Land Registration Act 2002

UK Land Registration Act 2002 6-8: Apply for first registration within two months, or the transfer becomes void at law

What does 6-8 require?

Where the requirement of registration applies, the responsible estate owner (the transferee, grantee or mortgagor as the section identifies) must apply to the registrar to be registered as proprietor before the end of the period for registration, two months from the date of the triggering event (extendable by the registrar on application). If no application is made the transfer, grant or creation becomes void as regards the legal estate, the title reverts to the transferor who holds it on trust for the transferee, and the transferee must bear the cost of repeating the disposition and indemnify the transferor (sections 7, 8).
