The lessor or agent enters only on a ground in s 192 (routine inspection; routine repairs or maintenance and inspecting them within 14 days; smoke alarm or safety switch compliance; showing prospective buyers or tenants; valuation; reasonable belief of abandonment; checking a significant breach has been remedied within 14 days after the remedy period; the tenant's agreement; an emergency; or to protect the premises from imminent damage). For the notice grounds it gives an entry notice in the approved form at least 7 days ahead for a routine inspection and at least 48 hours ahead otherwise, with no notice needed in an emergency or to prevent imminent damage, and none for repairs, maintenance or smoke alarm and safety switch work at remote premises where notice is impracticable because suitable tradespeople are scarce.
