No one requires or receives a bond above 4 weeks' rent under the agreement as made, or requires any bond amount before the tenant signs the agreement (though evidence that the tenant has lodged the bond with the Secretary may be required before entering the agreement). Before taking a bond the landlord or agent is registered with the online rental bond service, has invited the tenant to give an address for an invitation to lodge online and, if one is given, has sent the invitation and allowed a reasonable chance to use it; no one may require a tenant to use the online service. A person receiving a bond gives a receipt unless the payment is recorded in the agreement.
