California Civil Code Section 1950.5 (Residential Security Deposits) c-cap: (c)(1), (2), (3), (5), (6) Maximum security: one month's rent, two months for qualifying small landlords

For security demanded or collected on or after 1 July 2024, the landlord takes no more security, however labelled, than one month's rent, on top of the first month's rent paid on or before move-in. A landlord that is a natural person (including a family trust settlor or beneficiary) or a limited liability company whose members are all natural persons, and that owns no more than two residential rental properties with no more than four dwelling units offered for rent in total, may take up to two months' rent, except from a prospective tenant who is a service member. The cap does not stop an advance payment of at least six months' rent on a lease of six months or more, or an agreed fee for alterations the tenant asks for (other than cleaning or repair chargeable to the previous tenant).
