ACT Residential Tenancies Act 1997 s19C-reg11-12: s 19C, Regulation ss 11 and 12 Exemptions evidenced and compliance records kept

The lessor must keep evidence that the premises comply with each applicable minimum housing standard, or evidence supporting any exemption, and the records the regulation prescribes: approved installer and electrician quotes where the cost cap is used, the required electrical work report, the certificate of electrical safety, and for an exemption the supporting evidence (structural impossibility, not continuously tenanted, tenant's written refusal, unit below another unit, top-floor unit with owners corporation confirmation or refusal, heritage impact, written notice of demolition within 2 years backed by a statutory declaration, or a short lease to the former owner, or a reason the Minister determines). The tenant may ask for a copy of these records before signing (s 12(3)(h)).
