An owners corporation affecting 10 or more lots must elect a committee at each annual general meeting; smaller ones may. The committee has at least 3 and not more than 7 members (up to 12 by ordinary resolution), members must be lot owners or proxy holders, there may be no more than one member per lot, and casual vacancies are filled as section 104 provides. The committee elects a chairperson and secretary (sections 105 to 107) and may co-opt members and form sub-committees.
