Queensland Property Law Act 2023
Chapter 4 Part 2: Seller disclosure for sales of lots (the statutory disclosure scheme) – Queensland Property Law Act 2023

Queensland Property Law Act 2023 99: Seller must give the buyer a disclosure statement and prescribed certificates before the buyer signs

What does 99 require?

Before a contract for the sale of a lot is signed by the buyer, the seller must give the buyer a disclosure statement in the approved form, including the information prescribed by regulation and signed by the seller, together with each document prescribed by regulation as a prescribed certificate applicable to the lot (for example a title search, registered plan, body corporate certificate, and the other certificates the Property Law Regulation lists). Section 97 lets the seller act through an agent and section 98 prohibits contracting out of the Part, and section 96 treats related buyers and sellers as section 100 requires.
