California Civil Code Section 1950.5 (Residential Security Deposits) k-l: (k) and (l) Successor in interest: liability and no replacement security

A successor in interest that receives the security takes on all the rights and obligations of a landlord holding it. Where the previous landlord did not comply with (i), the successor is jointly and severally liable with it to repay the security, and does not require the tenant to post replacement security for an amount not transferred until it has first refunded the original security or given the tenant an accounting under (h). A successor that, after reasonable inquiry, believes in good faith that the remaining deposit was transferred or returned is not liable for (m) damages or for security not transferred.
