After the initial inspection the landlord gives the tenant an itemised statement of the repairs or cleaning it proposes to deduct for, reproducing the text of (b)(1) to (4); the statement is handed to the tenant if present or left inside the unit. The tenant then has until the tenancy ends to remedy the items. Where the unit was clear enough of the tenant's belongings to identify repairs and cleaning, the landlord later deducts only for items on that statement, plus uncured listed items and damage arising after the inspection or hidden by belongings at the time.
