By-laws made under the Act apply to the strata scheme and bind the owners corporation, owners and occupiers, who must comply with them (ss 134, 135). By-laws may provide for the matters listed in s 136 (including occupancy limits under s 137, short-term rental accommodation restrictions under s 137A, and keeping of animals under s 137B), subject to the model by-laws (s 138) and restrictions on what a by-law may validly do, including additional restrictions during the scheme's initial period (ss 139, 140). Changes to by-laws follow the procedure in s 141.
