Queensland Body Corporate and Community Management Act 1997 s94-97: ss 94 to 97 General functions, no business and no delegation

The body corporate must administer the common property and body corporate assets for the benefit of lot owners, enforce the community management statement including the by-laws, and carry out the other functions the Act and the statement give it, and it must act reasonably in anything it does, including a decision not to act. It must not carry on a business, though it may engage in business activity needed to perform its functions and may invest surplus money as a trustee may invest trust funds. It cannot delegate its powers, other than through the statutory arrangements for the committee and a body corporate manager.
