AASB 16 Leases
Lessor accounting: classification, finance leases and operating leases (paragraphs 61 to 88, B53 to B58) – AASB 16 Leases

AASB 16 Leases 81-88: For operating leases recognise lease income straight-line or on another systematic basis, keep and depreciate the asset, capitalise initial direct costs into the asset, test for impairment, recognise no dealer selling profit, and treat a modification as a new lease

What does 81-88 require?

An operating lessor recognises lease payments as income straight-line over the term, or on another systematic basis that better reflects how the benefit from the asset diminishes, and expenses the costs of earning that income including depreciation, which follows its normal policy for similar assets under AASB 116 and AASB 138. Initial direct costs of obtaining the lease are added to the asset's carrying amount and expensed over the term on the basis used for the income. Impairment follows AASB 136. A manufacturer or dealer lessor recognises no selling profit on an operating lease. A modification is accounted for as a new lease from its effective date, carrying any prepaid or accrued payments of the original lease into the new one. Underlying assets subject to operating leases are presented according to their nature.
